We take care of everything for you: starting with finding the right tenant.
This includes:
- Arranging photography to showcase your property in the best light.
- Devising and executing a marketing strategy for your asset.
- Conducting “Open for Inspection” events to drive potential tenants’ interest.
- Processing suitably vetted applications, reference and credit checks, and tenant selection.
- Preparing tenancy agreements, entry condition reports, and ensuring all relevant paperwork is complete once the keys are handed over.
After the rental period commences and your tenant moves in, Mary takes care of all requirements during the tenancy, including:
- Making sure all building compliance requirements are met (such as gas, electrical, smoke alarms, etc.).
- Conducting routine inspections every six months, as required under the Residential Tenancies Act 1997, and other property management obligations required by the Act or under related regulations.
- Organising routine maintenance and repair works as required.
- Conducting annual rent reviews and ROI optimisation.
- Preparation for hearings at the Victorian Civil and Administrative Tribunal (VCAT) when necessary.
- Landlord insurance support.
- Facilitating tenant retention, and preparing and processing lease renewals.
- Managing tenant vacation processes at the end of the tenancy, and preparing to start the cycle again for her landlords.
